DENTON – Long stretches of dry weather this summer have enabled construction of the 7- Eleven in south Denton, with workers on the scene seven days a week.
Denton Planning and Codes Director Donna Todd said she expects the project to be completed in late December.
Situated at 1199 Industrial Parkway on a 3.4-acre lot next to Denton Ford, the store is not affiliated with the 7-Eleven store located at North 6th Street.
The 4,816 square foot convenience store features 34 parking spaces, a 2,029 square foot canopy with two diesel fuel pumps behind the building, and a 7,311 square foot canopy sheltering eight gas pumps in the front.
Motorists and big rig truck drivers will be able to access the property from the state-maintained Industrial Parkway at the Deep Shore Road and State Route 404 intersection. The site plan indicates truck exit signage at the rear of the property towards Engerman Avenue.
According to plans submitted by project manager Victoria Ferris of KCI Technologies, Inc. based in Newark, Delaware, to the Denton Planning Commission May 27, 2025, the west entrance off Industrial Parkway would be widened to 35 feet.
Michael Carp of Marston Holdings based in West Palm Beach, Florida, is the developer-owner. The property is listed on land maps as Denton RT 404 LLC. According to Donna Todd, Director of Planning and Codes for the town of Denton, the same owner had received conditional final site plan approval by the Planning Commission on June 30, 2020.
“This final site plan that included all required revisions from the conditional final site plan was approved and signed on April 26, 2021,” Todd stated in an email to the Caroline Review. However, “the property owner abandoned the first site plan on Sept. 20, 2022.”
About three years ago, the State Highway Administration approved curb cutouts for the
Industrial Parkway access points. The property is zoned regular highway commercial (RHC).
